You can handle property tax Punjab online in a few minutes on ePay Punjab, the government’s payment website and app at epay.punjab.gov.pk. Property tax (officially Urban Immovable Property Tax) is an annual tax on buildings and land in the urban areas of Punjab. The Excise, Taxation and Narcotics Control Department collects it, and its website excise.punjab.gov.pk links to ePay under “Online Payment of Excise Dues”. All you need is the PIN from your property tax challan form.

Property tax Punjab online in 3 steps

  1. Open epay.punjab.gov.pk or the ePay Punjab app and sign in. Choose Excise and Taxation Department, then Property Tax.
  2. Search by PIN Number or PSID Number, both printed on your property tax challan form. ePay shows one or more PT-10 numbers. Tap the right one and check the property details.
  3. Tap Generate Challan to get a PSID, then pay it through your bank app, internet banking, an ATM or a bank counter. Keep the receipt.

These steps come from ePay Punjab’s official Property Tax user guide. Screens can change, so follow the app’s own prompts.

What you need before you start

  • Your PIN (Property Identification Number). It is printed on your property tax challan form. ePay’s guide shows the pattern 00000-000000000000000000000-00.
  • A mobile number to sign in to ePay Punjab.
  • A way to pay: a bank app, internet banking, an ATM card or a bank account.

ePay does not search property tax by CNIC alone, and the PT-1 is a register kept by the Excise office, not a search number. If you have lost your challan and do not know your PIN, contact the Excise and Taxation office of your district.

What PT-10 numbers mean on ePay

After you search by PIN, ePay may show more than one PT-10 number. ePay’s guide explains that separate PT-10 numbers are made for arrears (old unpaid years) and for the current year. Open each one and check the owner name, address and amount before you pay.

If ePay says “Your Property Tax Challan is yet to be generated by the department”, the Excise office has not issued this year’s challan for your property yet. Wait and try again later, or ask your Excise office.

How to pay property tax with a PSID

A PSID is a payment slip ID. ePay’s guide says it is 17 to 18 digits long and can be paid through alternate delivery channels or over the counter at banks operating in Punjab. To pay at an ATM, ePay gives these steps:

  1. Go to an ATM of a 1Link member bank with your ATM card.
  2. After PIN verification, choose Bill Payment, then GoPb.
  3. Enter the PSID and press OK. The amount due appears on the screen.
  4. Press Pay and wait for the success message.

Keep the receipt or SMS. The department’s Property Tax page suggests sending a photocopy of your paid challan to your Excise office, so your record is updated and no further notice is sent to you.

Rebate and late payment surcharge

The Excise department’s announcement offered a 5% rebate on property tax paid by 30 September 2026, and its Property Tax page says the rebate applied only when the whole year’s tax was paid in one go by that date. That rebate has now ended. As of 1 October 2026, the department’s announcements page lists no extension.

If the tax is not paid by 30 September, the same page says a 1% surcharge on the gross tax is added on the first day of every month of delay. If you still do not pay by the date on your challan, the department can serve a PT-11 notice, and the penalty can equal the amount of the tax. Paying on time is much cheaper.

How property tax is worked out

The department announced in January 2025 that it has moved property tax from rental value to capital value (DC rates). Its website also has a new online self-assessment system. The 2026 notice shows five steps: open the Excise website, self-assess your property tax, enter your property details, download the property tax bill, and pay through ePay.

To use it, open excise.punjab.gov.pk and tap Online Self Assessment of Property Tax. It asks you to sign in with your CNIC and a password, or to create an account with your name, CNIC, email, mobile number, date of birth, gender and address.

We do not quote tax rates here. The older rental rate table on the Excise website predates the switch to DC rates, and the property tax calculator page showed “under maintenance” when we checked on 28 September 2026. Rely on the amount on your challan or on ePay.

Who is exempt from property tax

The Excise department’s Property Tax page lists these exemptions, among others:

  • Residential houses built on less than 5 marla, except in Category “A” localities.
  • Buildings owned by widows, minor orphans or disabled persons whose tax is up to Rs 12,150 a year.
  • One house up to one kanal owned and lived in by a retired federal or provincial government servant.
  • Government and local authority buildings, mosques and other religious buildings.
  • Public parks, playgrounds, schools, hostels, libraries and hospitals.

Some limits on that page are based on the old annual rent system. If you think you qualify, confirm with your district Excise office before you stop paying.

Get a copy of your PT-1 record

The PT-1 register is the basic property tax record. It holds the owner, use, possession and valuation of each property. The Excise page says the registered owner can get a copy by applying on plain paper with a Rs 20 court fee stamp, a copy of the CNIC, and proof that property tax is paid up to date. You need this copy if you file an appeal.

Beware of fake property tax messages and agents

  • Do not pay through links sent by SMS or WhatsApp. Type epay.punjab.gov.pk yourself.
  • Never share your OTP or bank PIN. No government office asks for them.
  • Nobody can “reduce” your tax for cash. Your assessment is changed only through the Excise office, with a written notice.
  • Match the details. Before paying a PSID someone gives you, search your own PIN on ePay and compare the name and amount.
